    I got kind of tired of reading the BS about two many people would be hurt by getting rid of oil run cars. It is a very very weak arguement. I for one would never buy a fully elertonic car... unless it could be recharged in the same amount of time it takes to fill my car presently and with the same amount of distance of a full tank of gas.....

    yes. lots of bottle rocket and roman candle fights. We even used pvc pipes as launchers to improve accuracy.....but I wouldnt have aimed a mortor shot at someone. the impact alone would be damaging not to mention being covered in fire.

    I am a builder and it is mainly personal opinion. I personally do not like engineer floors b/c I do not like the ridges between boards....dirt catchers/... I like it smooth, but other then that I would use engineer. All engineer floors though are not the same. Just like anything else you get what you pay for

    Read real quick, but the one thing I noticed was paying off debt. To me that is a BIG fat no way. You pay a I think about 10% penalty on top of your person income tax. That is a huge apr for what ever debt you have.

    Politics suck...I say that yet I am attending the republican two day debate event tonight in Columbia, SC....haha...but whether we like it or not special interest is in EVERY industry including non profit "do good-er" groups. What can we do? That's why I attend these events...just to see if there is absolutely anything I can do. However no matter what a net listing IS most beneficial to the broker and not the buyer and seller. Muck I personally am not opposed to net listings. I think people need to take more responsibilities in there life. I honestly hope that one day RE transactions are done purely online with absolutely NO AGENTS. no regulations....but this isn't going to happen b/c we have soo many saps out there who have no clue how to take care of themselves.....but yet our more and more "take care of you society" is just making it worse....oh yeah add the RE special interest and we are gold... Remember folks I am a RE agent b/c I do not like paying an agent any more then you do for my projects not b/c I love the profession.

    Nice knee jerk....but actually it was put in place to protect the consumer from a broker screwing over a consumer...the buyer not seller...Can you not see that logic in the very nature of a net listing or is you predjudice to blinding.

    What you are looking for is a NET LISTING...It is illegal in South Carolina and in most states.

    I do understand your point about the buyer bringing themselves to the table. What you need to do is ask the representing agent to DISCOUNT the commission for you the buyer. Not I want all..... Commissions are negotiable. You will need to give them something in return though...like completely handling your side of the transaction which brokers DO NOT LIKE. The selling broker/agent will go down LEAGALLY as your agent no matter how the transaction takes place. So if you do not represent yourself well you can sue the agent..........CRAZY right....but it can happen. A broker pays for insurance for such things. So by taking you on as a self representing client you are now a liability in which they should be compensated. We the people set up a system to orderly buy and sell RE. The government has decided to regulate it to protect the consumer. The government feels unlicensed people are not educated enough to represent themselves in a RE transaction. If you do not like the law then do something about it. Quit throwing folks under the bus for just following the law. Remember they are MORALLY following the LAW. Good old big government... Remember you can always buy homes outside of this system, lobby...or continue crying.

    I have a lot of problems with what you guys are saying. First off I have my RE Lic. in SC, but it is not my profession, and care less that a lot of you guys hate RE agents. I am a land developer first. First off the commission paid usually a percentage is agreed upon by the Broker(not agent) and the home owner, and nobody else. How that BROKER(not agent again) decides he wants to split the commission is completely up to him/her. So if he does not want to give a dime to the agent who brought the buyer, he has every right. Although I do not see them doing this...the point is the ENTIRE commission is the brokers....there is no half goes here half goes there. Nobody should sit here and say I should get half b/c I did not bring a buyers agent. Next back to the thread. It is COMPLETELY and 100% ethical/legal to do this in the state of SC and I am almost 100% sure it is fine with the REALTORS.... which for most people to be a REALTOR you have to join an association and follow their guidelines. Not all agents are Realtors. I'm not. I hear a lot of folks calling this a kickback....IT IS NOT A KICKBACK. It is a REBATE. Big difference on the ethics stand. A kick back is when I refer a client to a specific lawyer, home inspector...etc, and they give me cash for everyone I refer them too. This is a bad thing b/c I am looking out for MY best interest(more cash) instead of my clients which is my main job... Illegal...........A rebate is just that if a broker allows it. This has to be in the brokers corporate book. A rebate involves the use of a commission in anyway the broker feels is best for his business....The big problem with rebates has to do with mortgage lenders. A buyers rebate needs to be disclosed to any underwriter, but that is it. Tons of agents in our area (this is OK with our state lic. dept) advertise it. They sell sellers on...(I will sell your home at a BIG discount if and only if you use me to buy your replacement home) They rebate or lower their commission on the sale and take USUALLY a half cut on the purchase. There are a lot of creative ways to use this program. By the way if you do not value the services of a RE agent do not use them, but a lot folks do not realize that an agent earns their commission(a lot at least). Some more then others just like ANY profession. Remember almost all sale exspenses are paid by the agent including advertising(costly). A lot of times an agent pays a lot out of pocket just to see the client leave them for another agent. By the way if you ever question the RE process just call you goverments lic. board. They will be more then happy to answer your questions.

    I track my credit cards/finances very closely and I invest in a subprime credit card company....so I have done a lot of research lately. Cancelling a credit card as long as it is done by the customer and not the issuer is not in itself bad for your FICO...in itself... What the bank looks poorly on is your percent of debt outstanding....So let say you have 2 credit card with available credit of $1000 each. Lets say you owe $500 on one and the other has no balance. Therefore today your Debt to available credit is at 25% or 500/2000..Now if you were to cancel the no balance card your balance/available ratio would be 50%...about double....which HURTS your FICO score..... most people think getting rid of credit cards as a good thing, but it is not necessarily the case for your FICO score.... If I was you I would cancel the cards and open up new ones with new companies....how about your credit union....they sometimes have better rates then the big guys. My wife and I love the AMEX blue cash card. No annual fee and we get 1%-1.5% back on all purchases and then 5% back on gas, groceries, and some other stuff......my check at the end of the year REALLY adds up......but we pay off all our credit cards at the end of the month.

    tough call Perry is a possibility. I would take Norwood off your list. It is almost a flip of the coin. I would rank them.......Davenport, Noah, and then Perry... Reason... Who knows with Perry...he has been out all year and his O-line is bad and getting worse. I like Noah a lot but I am not sure he will get that many carries with the pack stating they will use green as the work horse. If green goes down Noahs stock goes up nicely. As for Davenport I think he is a fairly safe bet of not leaving you with a 0 in the score column....He will get some garbage and spell out time if the Steelers light it up early against the falsons....., but do not think He will be the goaline back in Pittsburgh. The Steelers are sold on Parker for that job.
