There's been more mortgage threads in here over the past couple months than you can shake a stick at. Get a fixed rate as low as you can and make sure you can afford the monthly payments, which should not change. That's about all you need to know. People who know more than me can guide you more definitively but I know too many people that have lost everything to the questionable lending practices of the last 5 or so years.
